In Arvada, the year the house was built tells you most of it
Arvada is unusual in the metro because it grew in three clearly separate waves, and each one put a different kind of pipe in the ground. Before anyone quotes you anything, work out which wave your house is in. It changes what’s likely, and it changes what a quote should cost.
Olde Town and the original grid — clay and cast iron
Arvada has been a town since 1870, and the houses around the old centre are among the oldest sewer lines we put a camera into. Expect cast iron under the house and clay tile out to the main.
Clay comes in short sections with a joint every few feet, and after eighty or ninety years every one of those joints is a place a root can find. That is not a broken pipe. Roots come in at the joints; they don’t grow through solid pipe wall. Finding roots in a clay line in Olde Town tells you the line is old, which you already knew.
They’re cut out mechanically and they come back — every twelve to twenty-four months is normal under mature trees, and the streets around Ralston Creek have plenty of those. That’s maintenance, the same as a furnace filter.
The post-war boom — and the one material that really does mean replacement
Most of Arvada went in between the 1950s and the 1970s, when the town grew from a few thousand people to a city. Those houses are the bulk of our work here, and they’re mostly cast iron inside with clay to the street.
They’re also the houses where Orangeburg turns up. Orangeburg is tar-impregnated wood fibre pipe, made from roughly the mid-1940s to the early 1970s — which lines up almost exactly with Arvada’s build-out. It doesn’t crack. It deforms, going oval and then flat under the weight of the soil.
This is the one finding where we’ll tell you straight that cleaning is not the answer. Orangeburg has no long-term future and nothing we do changes that. We still see it in Arvada now and then, and when we do, you’ll see it on the camera with us.
West Arvada, built since 2000 — be very sceptical of a replacement quote
Candelas, Leyden Rock, Whisper Creek and the rest of the western subdivisions are PVC and ABS. Plastic, glued joints, no corrosion, no root path at the joint, and nowhere near old enough to have failed.
If your house is twenty years old and somebody has told you the sewer line needs replacing, get a second opinion before you agree to anything. In a house that age the problem is almost always something else — grease in the kitchen line, wipes, a blockage at a single point — and the fix is a cleaning, not an excavation. We’d rather tell you that than take the job.
The clay under all of it
Whatever era your house is, it’s sitting on the same expansive clay soil as the rest of the Front Range, and that soil swells and shrinks with the seasons. Pipe buried in it moves with it, which is why so many Arvada reports come back saying belly, low spot or sag.
Most of those are nothing to act on.
