Sewer Inspections for Realtors

A sewer inspection can end a deal that didn’t need to end, or it can miss something that costs your client twenty thousand dollars six months after closing. Both of those are your problem, not the inspector’s.

Here’s how we work, so you can decide whether we’re the right people to send.

Our report isn’t a sales document

We don’t replace sewer lines. We don’t dig. We don’t do repairs of any kind. We clean, jet, mill out scale, cut roots and inspect with a camera — and that’s the whole list.

Which means when our report says a line is serviceable, we aren’t declining a job we could have sold. There was never a job there. And when it says a line has a genuine defect, we aren’t quoting for the fix either, because we don’t do the fix.

There’s a saying in the drain cleaning trade: if you do maintenance and repair, you cannot stay honest. We decided a long time ago to take that seriously. It’s the reason a good many agents in this metro use us and nobody else.

What your client actually gets

  • A written NASSCO inspection report — the national standard for building sewer and drain inspection, coded the way lenders, title companies and the other side’s agent expect to see it.
  • The video, permanently. Not a link that expires in 45 days. Your client keeps the footage, and so does the file.
  • Findings with numbers attached. Roots as a percentage of the pipe. Deformation as a percentage of cross-section. Depths and footages for every observation. A report full of adjectives and no measurements isn’t much use to anyone negotiating.
  • A plain-English conclusion. If a fifty-four foot line is clean and serviceable with one broken section just outside the foundation, that’s what it says — and it says spot repair, not replacement.

We can get to the line

Plenty of inspections fail for the dullest reason there is: there’s no accessible clean-out, and the inspection can’t happen. You find out on day four of a five-day objection period.

We’ll pull and reset a toilet. We’ll go up on the roof vent. We’ll get into the crawl space. Flat $50 on top of the job, published on our price list, the same whether it’s easy or awkward.

We also run 125 feet of cable as standard and have cleared blockages past two hundred. If a house has been told its line is unreachable, that’s usually a statement about equipment rather than about the pipe.

Booking us — the honest version

We’re usually booked about a week out. By Friday, most of the following week is gone.

Cam holds back a couple of gaps in the schedule and does her best to fit transaction work in, and we’ll move things for a genuine emergency. But we work Monday to Friday, eight to five, and we don’t pretend otherwise. If you call us on the last day of your inspection objection period, we will try — but we’d much rather you called on the first.

We’d sooner tell you plainly when we can be there than say yes and not turn up. You’ve had enough of the second kind.

Published, the same for everyone, and no membership scheme:

Half the words on a sewer report sound worse than they are, and one of them — offset — sells more unnecessary replacements in Colorado than the rest put together.

Check us before you send anyone

NASSCO keeps a public directory of everyone holding one of their certifications. Put Our Drain and Sewer Company in the Organization field and you’ll find both of us — Morris (Mark) Friberg and Ronald (Ronnie) Patin, BSDI certified since June 2025, the first in the Denver metro area to hold it.

The standard requires the certified person to be on site while the inspection is done — not signing off on somebody else’s footage from an office. When you book us, one of us is running the camera.

Property managers and commercial accounts

Same work, different rhythm. We look after multi-unit portfolios across the metro — apartments, commercial buildings, a hospital — and we schedule several units in a run so you’re not paying for the same drive four times.

You get the same technician. Not whoever’s free that morning. The man who’s been in your buildings before, who knows which unit has the awkward clean-out and which stack backs up every spring — and who answers his own phone.

That isn’t a 24-hour emergency service and we won’t pretend it is; we work Monday to Friday. It’s what happens when the same person has been looking after your properties long enough to know them, and it’s the part of this job that a bigger company with a call centre genuinely cannot do.

Net 30 terms for established commercial accounts, invoiced per unit so your books stay clean. Published pricing, the same rates as everyone else pays.

And because we camera every line before and after, we’ll tell you which ones are heading for trouble — before a tenant calls you at eleven at night. That conversation is a great deal cheaper than the one that follows a backup into a finished basement.
