We don’t do repairs

There’s a saying in our trade: if you do maintenance and repair, you cannot stay honest. We took it seriously. We only do maintenance — cleaning, jetting, milling out scale, cutting roots and camera inspection. We don’t replace sewer lines and we don’t dig.

So when we tell you your line doesn’t need replacing, we aren’t turning down work. We never had it to sell. And you don’t have to take our word for it either way — you see the camera footage before and after, and you keep it.

What’s usually under a Lakewood house

Cast iron out to clay, and not much in between. Lakewood lines tend to be original. Where other neighbourhoods show a patchwork of plastic repairs, here it’s usually cast iron from the house until it hands off to clay somewhere out in the yard. Older pipe, but pipe that nobody has made a mess of.

Getting to the line is half the job. More than a third of the Lakewood work we do starts somewhere other than a basement clean-out — an outside clean-out under a patio, a garage, a crawl space entrance, or the roof vent. Awkward access is where a lot of companies either price it as a mystery or decline the call.

We don’t. Roof vent, crawl space, no clean-out, or pulling and resetting a toilet is a flat $50 on top of the job. It’s on our price list, and it’s the same $50 whether it’s easy for us or not.

The runs are long. Eighty to a hundred feet is ordinary in Lakewood, and we’ve cleared blockages past two hundred feet. A company carrying seventy-five feet of cable won’t reach it — and may tell you the line is beyond cleaning when the truth is they simply stopped short of the problem.

Roots come in at the clay joints, and cast iron scales. Both are normal for pipe of that age and neither means the line has failed. Carbide flex-shaft milling takes scale back to bare pipe and root cutting clears the joints, at a fraction of what a replacement costs.
